We offer impartial advice to retailers and landlords on the critical considerations for the design and planning of retail units.

We will take an initial brief for a shop fit out and convert it into a value engineered design to optimise the space and business efficiency of the unit.

Bruno’s Wine Bar
Our role may be best explained by a typical project example – Bruno’s Wine Bar:

  • The retail unit is 2,000sqft, at a rental cost of £40,000 per annum.
  • Bruno will call in a designer and ask him to produce a retail design for 40 covers.
  • The designer will produce a CAD which is then passed onto the building contractor, who will then build to this design, with few questions asked.

TK Retail Design Consultant’s Role
In this example we would scrutinise the proposed wine bar design and ask some very practical questions such as:-

  • Where will the dishwasher go?
  • What size of electrical feed is required?
  • Should the water service be 22mm or 15mm?
  • Where is the drain point located? (And where is the coffee machine located in relation to it?)
  • Where is the secondary means of escape?

We are equipped to advise on these and other practical issues and if called in early enough, we can save retailers a considerable sum by avoiding costly and disruptive retro fitting of the building.

We should ideally be called in prior to leases being signed. The retailer is then able to benefit fully from over thirty years experience of dealing with landlords and developers, from the tenants perspective. We can maximise their position, enabling alterations to the building design at minimal cost to the developer – and giving huge savings to the tenant, post signing, by avoiding retro enablement works to the building to accommodate the specific requirements of the design.

Typical Retail Design Safety Issues

Retail units must be designed to consider any possible issues involving staff, contractor or public safety. Below are two simple examples:

  • If a design calls for full height glazing, this will require periodic cleaning. Therefore safety harness eyes must be built into the design.
  • We will review a retail design at concept stage, not simply for aesthetics but also for practicality. We may, for example, see specified a polished black marble floor, but if this floor leads direct on to the high street, our public safety awareness will result in an alternative floor specification.
